On most Arizona tile roofs, the tile outlasts the felt underneath it by decades. The tile still looks fine, but the underlayment has dried out and torn, and that is where the water gets in. Why tile roofs leak when the tile looks fine
Tile itself lasts 50+ years in the Arizona sun. The felt underlayment beneath it does not. Heat dries it out, it cracks and tears, and the layer that actually keeps water out stops doing its job. The tell-tale sign is a leak that only shows up, or moves, during a hard driving rain. The tile is fine; the felt underneath has failed.

What a re-felt actually involves
We lift the existing tile and stack it on the roof, strip off the old torn underlayment, and lay new felt across the deck. Then we reset the same tile back in place. Same concrete or clay tile, same exterior look, brand-new waterproofing layer underneath. Where a tile has cracked or broken, we swap in a match so the finished roof looks right.

Re-felt instead of a full tear-off
A re-felt keeps your existing tile and replaces only the layer that failed, so it costs far less than tearing the roof off and starting over. It is the right call when the tile is still in good shape and the underlayment has simply reached the end of its life. If the tile itself is widely broken or the deck underneath is damaged, we will tell you plainly and quote what actually fits the roof.

- Do I have to replace the tile too?
- No. That is the point of a re-felt. We reset your existing tile after the new underlayment goes in. We only swap in replacement tile where a piece is cracked or broken, matched to what you already have.
- How do I know it's the underlayment and not just a cracked tile?
- A cracked-tile leak usually shows up in the same spot every time. An underlayment leak tends to appear or move during hard driving rain and often shows up away from any obvious damage. We walk the roof, lift a few tiles, and photograph the felt so you can see its condition before you decide.
