When repair is enough
If the underlayment is still intact and the leak traces back to a localized failure (a cracked tile, a torn flashing, a pipe boot), repair is the right call. We'll show you the photos, replace the bad parts, and warranty the work.

When you need underlayment replacement
Tile and foam roofs hide their problems. The tile or the foam looks fine, but the felt underneath has dried out and torn. Symptom: leaks that move when it rains hard. Fix: lift the tile, replace the underlayment, reset. Same outside look, new system underneath.

When it's time for a new roof
Multiple leaks, water staining inside the home, or a roof past its rated life. We don't push a roof replacement when a repair will do, but when a roof has reached the end of its life we will tell you plainly. Whether tile, foam, shingle, or flat, we install the right system for the structure and the climate.

Insurance claims
We work with your adjuster, document damage with dated photos, and provide the line-itemed estimates carriers expect. We don't take a percentage off the claim. Our pricing is the same whether insurance pays or you do.
