Annual inspection, what it covers
We walk the entire roof. Tiles inspected for cracks and slippage. Flashings checked at every penetration (vents, AC stands, skylights). Underlayment exposed and checked where accessible. Drainage paths verified. You get a written, dated report with photos.

Pre-monsoon prep
Done before July. Reseal what's failing, replace cracked tiles or torn shingles, clear debris from drains and gutters. Costs a fraction of what one good monsoon leak costs to fix.

Pre-sale and insurance-renewal inspections
Selling? Renewing your homeowner's policy? We provide the documented inspection the buyer or carrier needs. Dated, photographed, signed.

Commercial maintenance plans
Quarterly or semi-annual cadence depending on roof type and size. Flat, foam, and TPO commercial roofs benefit most. We catch ponding, seam separations, and drainage problems before they cost you a closure.
