Inspections

Arizona sun and monsoon storms age a roof fast, and most problems hide under the tile or the foam where you cannot see them from the ground. We walk the whole roof, photograph what we find, and give you a written, dated report. This is the looking-and-documenting service: if the report turns up something that needs fixing, that repair is a separate job you decide on, not something we tack on.

What an annual inspection covers

We walk the entire roof. Tiles are checked for cracks and slippage, flashings are checked at every penetration (vents, AC stands, skylights), the underlayment is exposed and checked where accessible, and drainage paths are verified. Tile, foam (SPF), shingle, or flat / low-slope, the output is the same: a written, dated report backed by photos. On a typical single-family home it takes about 30 minutes.

Pre-monsoon condition check

Done before July, while the weather still lets us up there safely. We document what is drying out, lifting, or cracked so you know what the next monsoon is likely to test. You get the report and decide what, if anything, to address before the storms arrive. The check itself is the inspection; any sealing or tile work is a separate repair.

Pre-sale and insurance-renewal inspections

Selling the house or renewing your homeowner's policy? Buyers and carriers want a documented roof condition report. We provide a dated, photographed, signed inspection across the West Valley, from Goodyear and Litchfield Park to Buckeye, that you can hand straight to the buyer, agent, or adjuster.

Commercial inspections

Flat, foam, and low-slope commercial roofs are the ones that benefit most from a documented inspection on a regular cadence. We check for ponding, seam separations, and drainage problems, photograph every issue, and quote larger buildings by square footage. The result is a paper trail you can show an owner, an HOA board, or an insurer.

Free for residential single-family. Commercial inspections are quoted by square footage and roof type, and are usually free if a service contract is in place.
How often should I have my roof inspected?
Annually, ideally in spring before monsoon season. And again after any major storm event, regardless of date.
