Flat Roofs & Recoats

Most commercial roofs in the Phoenix Valley are flat or low-slope, and they fail differently than a tile or shingle roof: ponding, seam separations, and UV breakdown. We service, recoat, and replace foam (SPF), single-ply (TPO and PVC), modified bitumen, and built-up systems across Goodyear, Avondale, Buckeye, and the rest of the West Valley. When the roof still has good substrate, a silicone or elastomeric recoat extends its life at a fraction of replacement cost.

Flat and low-slope systems

Modified bitumen, TPO, PVC, and built-up (BUR) make up most of the commercial work in the valley. Depending on the existing roof's condition, we tear off and replace, install a recover system, or coat. We tell you which one the roof actually needs, not the most expensive option.

Foam roofs (SPF)

Sprayed polyurethane foam is common on flat and low-slope buildings across Arizona. We handle new installs, full replacements, and coating systems. Foam needs a recoat every 10 to 15 years to stay protected from the Arizona sun; catch it on schedule and the roof keeps going.

Silicone and elastomeric recoats

If the substrate is still sound, a silicone or elastomeric coating over an existing foam or flat roof costs far less than a full replacement and extends roof life by 10+ years when applied right. We don't push a coating on a roof that needs to be replaced; we show you the photos and tell you which it is.

Commercial maintenance plans

Flat, foam, and single-ply roofs benefit most from a set schedule. We run quarterly or semi-annual maintenance depending on roof type and size, catching ponding, seam separations, and drainage problems before they cost you a closure. Is a coating really cheaper than replacing the roof?
When the underlying roof is still sound, yes. A silicone or elastomeric recoat costs a fraction of a tear-off and can add 10+ years of life. If the substrate is wet or failing, a coating just hides the problem, so we check first and tell you straight.
How often should a flat or foam roof be serviced?
